All new construction and all exterior modifications to existing homes must be approved by the Architectural Review Committee. Effective December, 2019 the HOA Board of Directors assumed the role of the Architectural Review Committee.
The Association has adopted the Design Guidelines and Review Procedures Version 3.0 to guide rebuilding or major renovation of homes in the Highlands. The document includes the Architecture Review Procedure and the Design Guidelines for both Estates and Villas.

All modifications to the exterior of existing homes, including repainting, patio coverings and generator installation must be approved by the ARC.

Exterior paint body colors should be one of the muted earth tones from the Suggested Color Palette or any color that is in the same range. Trim colors should be neutral colors, either light or dark, that complement the building color.
You can borrow 8x10 sample sheets of all suggested colors, and the Benjamin Moore and Sherwin Williams paint books from the ARC Chair.
Since actual paint colors never look the same as they do on the paint deck, we require that the ARC inspect an actual paint sample on the wall before approval. This procedure applies both to rebuilds and repainting of existing homes.
Permanent generator installation requires ARC approval plus a Signed Agreement.
Portable generator use requires Registration with the Association.
The HOA has approved extended hours for all contractor activities, while at the same time maintaining the quality of life for all homeowners. All construction and contractor activities are limited to these hours:

Because of construction traffic, the main gates will be open Monday - Friday, 7:00 AM to 3:00 PM. Contractors must contact Homeowner for gate code to enter on Saturday.
