ARCHITECTURAL REVIEW COMMITTEE

All new construction and all exterior modifications to existing homes must be approved by the Architectural Review Committee.

Effective December, 2019 the HOA Board of Directors assumed the role of the Architectural Review Committee. 

The Association has adopted the Design Guidelines and Review Procedures Version 3.0 to guide rebuilding or major renovation of homes in the Highlands. The document includes the Architecture Review Procedure and the Design Guidelines for both Estates and Villas. An extensive definition section is also included. This document will be periodically updated based on experience with the Guidelines and input from the homeowners. 

Before you begin the building or remodeling process, contact the Property Manager who will send you the documents and the Architectural Rebuilding Application.

All modifications to the exterior of existing homes, including repainting, patio coverings and generator installation must be approved by the ARC. 

Download the Architectural Improvement Application and email it to the Property Manager.

Exterior paint body colors should be one of the suggested muted earth tones from the Color Palette below or any color that is in the same range. Trim colors should be neutral colors that complement the building color.

Since actual paint colors never look the same as they do on the paint deck, we require that the ARC inspect an actual paint sample on the wall before approval. This procedure applies both to rebuilds and repainting of existing homes.

The HOA has approved extended hours for all contractor activities, while at the same time maintaining the quality of life for all homeowners.  All construction and contractor activities are limited to these hours:

• Monday - Friday   7:00 AM to 5:00 PM
• Saturday   8:00 AM to 4:00 PM
• Sunday   No contractor activity

We ask the cooperation of all contractors and homeowners with these hours.

Because of construction traffic, the main gates will be open Monday - Friday, 7:00 AM to 3:00 PM. Contractors must contact Homeowner for gate code to enter on Saturday.
